Your Rules, Your Call

The property is yours, so the rules are yours. Before anything goes live we agree pets, smoking, parties and the maximum number of guests with you.

Our advice is to avoid over-restricting: every restriction removes a slice of the market, and the difference shows up in the calendar. A sensible cap on guest numbers and a clear position on pets usually does more good than a long list of bans.

One recommendation we make on safety rather than preference: no smoking indoors. Guests who smoke inside tend to disable the smoke detector first, and a disabled detector is a risk nobody can see until it matters. Outdoors, with an ashtray, is the sensible arrangement. The final call is yours.

Guest Screening and What Happens at 2am

Guests are filtered on behaviour, not on who they are: verified ID, booking history, and how they have been reviewed by other hosts.

How strict that filter should be depends on where the listing is in its life. A brand-new listing needs bookings and reviews before it can afford to be choosy, so we keep filters light at the start and tighten them once it is established. Properties where a bad guest could cause real damage — a party risk, close neighbours, anything that could threaten your registration — get stricter filtering from the beginning.

We recommend the level. You decide it.

If there is a noise complaint or an emergency: we contact the guest first, then a local key holder if the guest does not respond, and we escalate to you only when the situation genuinely needs the owner. Neighbours get a real person to talk to rather than a voicemail.

If Something Gets Damaged

We do not take a deposit from guests and you are not asked for anything up front against damage.

If something is damaged, it is documented at the inspection — photographs, dates, what it will cost — and claimed through the booking platform's own host protection. That covers most of what actually happens in practice.

It does not cover everything, which is why we also help owners arrange separate property insurance for the gaps. We help you find and arrange cover; we do not sell insurance and we do not earn from it.

Insurance and Who Is Responsible

Everyone who works on your property is a licensed, insured contractor. The WEPRO group carries €6.5 million of liability cover, and every job is documented with before and after photographs as a matter of routine.

If a contractor of ours damages something, that is ours to put right. Damage caused by a guest is documented and claimed as described above. We would rather set that out plainly in advance than have the conversation after something has gone wrong.
